Real Estate Review: December 2016

Here are the national real estate statistics for December 2016:

Home sales ended the year up at 5.6 million! The average home price is down slightly - 1.3% from the previous month at $232,000, but up 6% from this same time last year. 

The national average interest rate for a 30 year fixed rate mortgage is up to 3.94% which is still considered historically low. 

The Columbus Market

Central Ohio housing market saw record highs and lows in 2016!

"Central Ohio ended 2016 with the highest number of home sales and the highest home prices on record. 2016 also saw the lowest months supply and days on market, due to the lowest inventory levels on record for the Columbus REALTORS® Multiple Listing Service. 

The 31,532 home sales recorded in 2016 rose 6.8 percent above 2015 and marked a 58.9 percent increase from our lowest point (2011) since the last housing boom in the mid 2000’s. Of those sales, 26, 832 were single family homes and 4,700 were condominiums." Information via Columbus Board of REALTORS®

"Throughout 2016, the number of homes on the market stayed an average of 21.8 percent lower than in 2015. 

Central Ohio experienced the lowest inventory on record in the month of December 2016 with only 4,653 homes and condos available for sale. This is a 13.8 percent decline from November and 26.1 percent drop from the previous year.

The months supply of inventory at the end of 2016 hit a record low at 1.7 meaning that, if no more homes were added to the market, it would take less than two months to sell all of the homes and condos currently for sale in central Ohio. (A balanced market is usually around 6.5 months supply.)

During 2016, central Ohio homes and condos spent an average of 43 days on the market – 12 days fewer than 2015 and another record low." Info via Columbus Board of REALTORS®

Many houses are selling almost as quickly as they come on the market, which further affirms how attractive and desirable homes are in central Ohio.

"There were 1,468 central Ohio homes and condos added to the market in December, which is a 2.5 percent decrease in inventory from one year ago and 33.3 percent lower than the previous month (November).

The average sales price of a home in December was $196,225, up 7.2 percent from last year. The median sales price was $163,000, a 5.2 percent increase over December 2015.

There were 2,252 central Ohio homes and condos sold in December, which is a 1.1 percent increase over the previous month and remains unchanged from December 2015.

According to the latest Housing Market Confidence Index by the Ohio Association of REALTORS®, 94 percent of central Ohio REALTORS® would describe the current housing market as moderate to strong and 92 percent expect home prices to rise over the next year.

When asked how the residential real estate market will perform in 2017, 45 percent said it will improve at a fast to moderate rate, 43 percent said it will continue at its current rate and 12 percent said it will slow at a fast to moderate rate." Info via Columbus REALTORS®

This Month in Real Estate: July 2016

Here are the national real estate statistics for July 2016!

Home sales are still moving up now at 5.5 million and the average price is up to $240,000 which is up 3.8% from June and up 4.7% from July 2015 making it an amazing time to sell!

The average interest rate for a 30 year fixed rate mortgage is down to 3.54% which gives buyers a great incentive to keep purchasing in this intense seller's market! For more on my strategy to help buyers keep reading...

I had my biggest closing so far on June 30, 2016 and was told that it was the busiest closing day for Ohio ever! It's exciting to be in this industry at such an interesting time and I'm very proud to be getting my buyers what they want in this seller's market. My buyers have closed at an average of 89% of list price at a time when people are in bidding wars and paying so much that the appraisals aren't even coming in at their offer price. One of my buyer's was thrilled to have instantly appreciated on his new home by $11,000 because of the appraisal value.

If you want someone to fight for you and be creative in this bustling market you won't regret having me in your corner! July is a very special month for me because it's my birthday as well as my sister's, my niece, my nephew and it's the month that I got engaged in Yellowstone. Not to mention celebrating living in the U.S.A. with our differences, troubles, triumphs but most importantly our freedom.

Sometimes a small bump in price range can make a huge difference. However, a lot of buyers are pre-approved for a lot more than they need to spend to be happy and that extra money a month has an impact on their lifestyle. If you love to travel and eat out frequently or require a babysitter often the home you choose shouldn't limit those aspects of your life, where you live should enhance your lifestyle.

  1. Contact me so that I can connect you with a mortgage agent to get pre-approved and find out what you can afford to spend before we start the search process.
  2. We'll meet and discuss your budget, housing needs and dreams (Pinterest is a BIG help here) to create a profile of what you're looking for. I will set you up on a listing search through the MLS that only agents have access to so you will receive an email every time a home that matches your criteria comes on the market. Getting these listings through an agent before they pop up on the third party sites (zillow, realtor.com, trulia, etc.) is KEY to gain a competitive advantage for negotiations. 
  3. Once the right property is found, an offer to purchase is written up, presented and negotiated. If accepted, I will prepare a timeline with responsibilities for all parties involved and you are officially in contract!
  4. While you are in contract you will need to fulfill any contingencies like financing and inspection, but don't worry I'll guide you through the entire process to get you to the closing table.
  5. On closing day you will sign lots of paperwork, transfer funds, get your keys and start the next chapter of your life (with a special closing gift from yours truly)!

This Month in Real Estate: February 2016

Here are the national statistics for February 2016!

The National Statistics show that the projected home sales went up from 5.4 million in January 2016  to 5.5 million in February 2016.

The median home price rose this month from $220,000 to $224,000. This is a 1.9% increase from last month and a 7.6% increase from February 2015. If you're thinking of listing your house now would be a great time!

The great news for home buyers is that the interest rate for a 30 year fixed mortgage has actually gone down from 3.96% to 3.81%.

Practicing Seller's Etiquette

Let's face it: When your house goes on the market, you're not only opening the door to prospective buyers, but also sometimes to unknown vendors and naive or unqualified buyers. As with any business transaction, there is an expected protocol to how sellers, buyers and their respective agents interact. Should you find yourself in a sticky situation, alert your agent so he or she can address and remedy the problem. 

The Aggressive Agent

When your agent puts your house on the market, typically all promotional materials state clearly that your agent is the primary contact for buyers and buyers' agents. However, sometimes a buyer's agent will contact a seller directly to try to either win over their business or cut the seller's agent out of the deal. This is not reputable behavior and you should report it to your agent immediately if it happens to you. 

The Unscrupulous Vendor

Have you ever started a business or moved into a new house and suddenly found your mailbox full of junk mail? Unfortunately, this also can happen when you put your house on the market. When you sell your home, it necessitates all kinds of new purchasing decisions and less-than-ethical vendors are keenly aware of this. Though MLS organizations enforce rules on how posted information is used, some companies have found ways to cull information from various sources to produce mass mailing lists. If you find yourself regularly emptying your mailbox of junk, let your agent know. He or she can tap the appropriate sources to prompt an investigation into the matter. 

The Naive Buyer

Yard signs, Internet listings and other advertisements can generate a lot of buzz for your home. Some prospective buyers - particularly first-timers - will be so buzzed to see your home that they'll simply drop by. If this happens, no matter how nice these unexpected visitors are, it's best not to humor their enthusiasm by discussing your home or giving an impromptu tour. Instead, politely let them know that your real estate agent is in charge of scheduling tours and provide them with the agent's contact information. If you attempt to handle these surprise visits on your own, you might inadvertently disclose information that could hurt you during negotiations down the road. Keep this is mind when talking to friends, coworkers and nosy neighbors!

The most important thing about selling your house is the agent & brokerage you choose to list with. Everything from timing, pricing the house, staging, describing, photographing, marketing and more is dependent on the listing agent. I excel in these areas as well as communication, negotiation and other skills that contribute to a successful and stress free transaction!
