BEFORE YOU GO!

If you attend an open house that you’re interested in purchasing and are not working with an agent, give me a call to discuss your options. A buyer’s agent fee is typically built in to the listing fee and paid for by the seller of the home. There is a lot more to a purchase offer than the listing price, which you should only select once you have reviewed comparable sold properties with an agent. There are multiple phases of negotiations throughout the contract that you will want your own representation for. Some others things to consider:

  • Do you have your pre-approval? Have you researched rates and different lending programs that may help you save money?

  • Are you willing to include an escalation clause or appraisal gap coverage in a multiple offer scenario?

  • Will you be doing a home inspection? Are you able to ask for remedies? I have recommendations for inspectors, contractors and vendors of all kinds to support you throughout the inspection phase. There are also multiple clauses you can include in an offer to protect yourself, but make it more appealing to a seller.

  • If you are buying a home you intend to improve or renovate, it’s important to look for sold homes in the neighborhood that have been renovated to see what they sold for. I like to work backwards with my clients this way to ensure they aren’t overpaying. When it comes to investing in real estate, you make your money on the purchase.

  • Are you including earnest money in your offer? How much? When is it due - before or after the inspections?

  • Are there certain items in the home you want to convey or have removed? This needs to be clarified in the offer.

  • Are you asking for a home warranty in the offer? If so, which one or does the seller already have one in place?

  • When is your closing date and is that the day you get possession? If the sellers would like post closing possession, are you including an addendum to protect yourself during that time?

I could go on! As you can see there are many important factors to consider when purchasing a home and presenting an offer.
